What it costs to build or fit out in the NCR

Honest ranges rather than one headline number, because the headline number is always wrong for somebody. Below is what the market looks like in 2026, what a per-square-foot rate does and does not cover, and a calculator to put a bracket around your own project before you speak to anyone.

What a rate never includes

Most disputes about price are really disputes about scope. When you compare two quotes, the difference is usually sitting in this list rather than in the rate itself.

  • The cost of the plot itself, and stamp duty or registration on it
  • Development authority charges, sanction fees and completion certificate costs
  • Boundary wall, gate and external landscaping unless specified
  • Loose furniture, appliances and soft furnishings
  • GST, which is charged separately at the applicable rate

What is the construction cost per square foot in Noida in 2026?

Standard-specification residential construction in Noida generally runs ₹1,800 to ₹2,400 per square foot of built-up area, and premium specification ₹2,500 to ₹3,500. The band is wide because structural design, number of floors, foundation depth and finish selection all move it. A measured quote against your drawings will always be more accurate than a rate card.

Is the rate calculated on built-up area or carpet area?

Residential construction is quoted on built-up area — the full footprint including walls. Interior fit-outs are usually quoted on carpet area or as a lump sum against a scope. Always confirm which basis a quote uses before comparing two of them, because the same rupee figure on different bases is not the same price.

What does the per square foot rate not include?

It normally excludes the plot, stamp duty and registration, development authority charges, boundary walls and landscaping, loose furniture and appliances, and GST. Ask any contractor to list exclusions in writing — the gap between quotes is usually in what has been left out, not in the rate.

How much does a 2 BHK interior cost in Greater Noida?

A full 2 BHK interior typically lands between ₹6 and ₹12 lakh. The modular kitchen and wardrobes are usually the largest single line, often 40 to 50 per cent of the total, so the grade of hardware and shutter material moves the number more than anything else.

Do you charge for a site visit or an estimate?

No. The first site visit and the estimate that follows it are free across Noida, Greater Noida, Ghaziabad. You only pay once a scope and a price are agreed in writing.

How do I compare two contractor quotes fairly?

Put them on the same basis. Check the area basis, the brand and grade named for each major material, what is excluded, the payment schedule, and whether the warranty is written into the contract. A cheaper rate with vaguer specification is almost always the more expensive job by the end.
